What the work actually involves, and how to tell a straight company from a high-pressure one.

The warning signs, and what they mean
- Diagonal cracks from the corners of doors and windows — the classic sign of differential movement.
- Doors and windows that stick, then un-stick — often seasonal clay movement rather than permanent settling.
- Cracks in exterior brick, especially stair-step cracks in the mortar — worth an assessment.
- Sloping or bouncy floors, gaps at baseboards — more likely to be structural.
- Separation where walls meet ceilings — movement pulling the frame apart.
One or two hairline cracks in a Texas house is normal. A pattern of them, getting worse over a season, is worth a professional look. What an engineer actually measures
“Your foundation has dropped an inch” sounds decisive and means very little on its own. A house can sit an inch low across forty feet and be fine; it can drop half that over eight feet and be a real problem. What matters is how much the slab bends over how short a distance — the shape of the movement, not the total number.
An engineer’s evaluation in Texas generally comes in two depths, following the Texas Section ASCE guidelines that foundation engineers here work from:
- A visual assessment — a walk-through, a look at the crack pattern, the drainage, the trees, and the history you give them. Sometimes this is enough to say “watch it for a season.”
- A relative elevation survey — a measured map of the floor, usually on a grid, showing where the slab sits high and low relative to itself. This is the document that turns opinion into a scope. It is also what a second opinion gets compared against.
Two things this buys you that a free contractor inspection cannot. First, the engineer isn’t selling piers, so “do nothing yet” is an answer they’re free to give. Second, the survey becomes the fixed scope every bidder quotes against — without it, three companies will propose three different pier counts and you have no way to tell which one is right, because they’re each estimating a different job.
Ask for the elevation drawing itself, not just the letter. If a company’s own “engineer” produced it, check the licence — that’s free and public, and the vetting guide shows where.
How slab repair works
- Assessment and elevation survey. A technician measures the floor to map where and how much it has dropped.
- Pier plan. How many piers, where, what type, how deep — ideally matching an engineer’s report.
- Excavation. Access holes are dug at each pier location, around the perimeter or through the slab inside.
- Piers driven to load-bearing soil. Concrete or steel sections are pushed down until they hit stable ground and can carry the house.
- Lift and stabilize. The settled section is raised toward level. “Toward” is honest — a good company recovers most of the drop without cracking finishes by chasing perfect.
- Backfill and cleanup. Holes closed, soil replaced.
The plumbing step people skip
Under-slab pipes move with the slab and can crack. Lifting the house can open a hidden leak — and water under a foundation causes the exact clay movement you just paid to fix. A pre-work plumbing test is cheap next to discovering a leak afterward. Ask whether it’s included.
If your house is newer, ask whether the slab is post-tensioned
A lot of Central Texas construction from the 1990s on uses post-tension slabs — steel cables run through the concrete in sheaths and tensioned after the pour, which is a sensible response to soil that moves. It changes the repair job in one specific way: anything that cuts, cores or trenches the slab has to locate the tendons first, usually by ground-penetrating radar. Striking a live tendon releases stored force. It is dangerous and expensive.
This mostly matters for interior piers, where the crew breaks through the slab inside the house. If a company quotes interior work on a post-tension slab and cable location isn’t a line on the proposal, that is the question to ask before you sign anything.
Which kind of pier — and who decides
You’ll be quoted one of four things around here, and companies tend to recommend whichever they own the equipment for. That’s not automatically dishonest, but it’s why the engineer’s scope matters more than the sales pitch:
- Pressed concrete pilings — cylinders driven down in sections with the weight of the house. The most common residential option in Central Texas and usually the cheapest per pier.
- Steel push piers — same principle, steel instead, and they can generally be driven deeper. Useful where stable soil is a long way down.
- Helical piers — screwed rather than pressed, so they don’t rely on the building’s weight to install. Often the answer for lighter structures, additions, and porches.
- Drilled bell-bottom piers — a shaft drilled and belled out at the base, poured in place. A traditional Texas method, more disruptive to the yard, and still specified by some engineers on deep clay because of the bearing area at the bottom.
Depth is the variable that actually drives the bill, and it’s set by geology, not preference. West of I-35 in Cedar Park and Leander, competent limestone can be close to the surface. Pier-and-beam is a different job
Older central Georgetown homes and pre-1980 houses often sit on beams over a crawl space rather than a slab. Repair there means shimming and re-leveling beams, replacing any rotted wood, and sometimes adding supports. It’s generally less expensive than slab pier work — but it needs a contractor who actually works on pier-and-beam, not one who only does slabs. Say which you have when you request quotes.
Soil movement, or a plumbing leak?
These produce nearly identical symptoms — a low spot in the slab, cracks, a door that stops closing — and they are completely different problems with completely different bills. A leaking supply line or sewer under the slab saturates the clay in one localised area, and saturated clay swells. Piering a house that’s moving because of a leak fixes the symptom while the cause keeps going.
The distinction is worth chasing before you spend anything, because it can also change who pays. A static plumbing test is inexpensive relative to a pier job, and it either rules a leak out or hands you a very different conversation with your insurer.
Signals that point toward a leak rather than seasonal clay: movement concentrated near a bathroom, kitchen or laundry rather than at the perimeter; a warm spot on the floor; an unexplained jump in the water bill; or damp soil at the foundation edge during a dry stretch. None of these are proof. All of them are reasons to test first.
Will Texas homeowners insurance cover it?
Usually not for ordinary soil movement. Most Texas homeowners policies exclude earth movement, settling, and expansion or contraction of soil — which is precisely what WilCo clay does. Sometimes yes when a covered peril caused it, most commonly a sudden under-slab plumbing leak. That’s why the plumbing test above is worth running before you file anything or sign anything.
Two practical notes. Policies differ, so read your own exclusions rather than trusting a contractor’s summary of them — a company that tells you “insurance always covers this” is telling you something about the company. And where a leak is involved, the covered part is often the resulting damage and the access to fix the pipe, not the foundation work you’d have needed anyway. Get the plumbing test result in writing before the claim conversation, not after.
How to vet a foundation company in Texas
Texas does not license foundation or general contractors. There’s no state board to check. What protects you:
- An independent engineer’s report — neutral, and required for a Georgetown permit anyway.
- Certificate of insurance, verified with the carrier.
- A warranty you actually read — transferable to a future buyer? What voids it? And how many years has the company operated locally to back it up?
- Local references from the last year, and a drive past a past job if you can.
- A written pier plan with count, type, and depth — not a lump sum you can’t compare.
Be wary of same-day “sign now for this price” pressure. A real foundation problem is not getting worse in the 48 hours it takes to get a second opinion.

Common questions
Do I need foundation repair, or is this just seasonal movement?
Both are real in Williamson County, and telling them apart is the whole decision. Seasonal movement follows the weather — symptoms appear in a dry summer and ease after sustained rain. Is foundation repair permanent?
The piered section is generally stabilised for the life of the structure — but piers only support where they were placed. Un-piered parts of the same slab can still move with the clay, which is why drainage and consistent watering matter after the repair, not just before it. “Lifetime” warranties are usually limited, and often shift cost back to you after a set number of years.
